Renovation of a landmark.

Hereva Consultants worked as Owner’s Representative for this 60,000 sq. ft. historic renovation of a landmark property in Harvard Square, Cambridge, MA. The project involved the complete re-build of masonry, structure and infrastructure of a 100-year-old site. The project was completed in 2017 and is now a residential building offering boutique micro living spaces. Waverley Hall was awarded the City of Cambridge Historic Preservation Award by the Cambridge Historical Commission.

About the project

Built circa 1885, the 6-story building at 115 Mount Auburn Street, known as Waverley Hall, is a historic masonry building and part of the Harvard Square Historic District in Cambridge, MA. Until recently, the building was partially occupied but in disrepair. The new owner wished to renovate the historic structure and retain its residential use by creating functional and modern studio apartments in the heart of Harvard Square. In 2014, Hereva was brought in to facilitate a restructuring of the team and to revive the design and construction schedule, while balancing the client’s commercial and preservation goals.

The project involved the complete restoration of the structure and entire envelope of this Cambridge landmark building, maintaining the historic facade and other architectural details. Working closely with the Cambridge Historic Commission, the team carefully restored the original facade details, including brick, masonry and stained glass and replaced the ornate cornice at the roof.

The many challenges of this project included the ongoing design review of the antique masonry, the logistics of working in a dense urban area and next to the Harvard MBTA electrical vehicle turnaround, where overhead cables restricted site access, and within the limits of the renovation requirements.

In 2018, Waverley Hall was awarded the City of Cambridge Historic Preservation Award by the Cambridge Historical Commission. The project was recognized for the exceptional quality of the work and extent to which the project contributed to the preservation of the property.

The 22nd annual awards were presented by the Historical Commission at Story Chapel at Mount Auburn Cemetery in Cambridge, MA in conjunction with National Preservation Month.
