Hereva supported Vertex in this multi-phased project; incorporating renovation and modifying an existing operating lab, manufacturing space and office environment. Working closely with the client and the design and construction team, we enabled a project to be delivered while minimizing disruption to the ongoing operations.

About the project

Vertex was looking to expand their cell and gene therapy labs and retained Hereva to provide senior level project management to ensure that Vertex’s feel, culture and branding requirements were adhered to despite an accelerated time frame. Since this was a new, ground-up building, in addition to the PM and cost management work, Hereva was also retained to help coordinate the tenant fit up with the landlord’s core and shell construction.

This posed many challenges with MEP coordination and scheduling. Originally the multi-story building was intended for multiple tenants, but Vertex signed the full building lease which meant significant changes to core and shell MEP design.

The new facility was designed to house research and development labs, clinical-scale manufacturing operations, analytical and microbiology labs, general office space, support operations such as waste stream management, loading dock, bulk gas storage, and staff amenities, and retail space.

This design was intended to be a state-of-the-art facility, with the manufacturing operations meeting specified cGMP requirements and ISO classifications and is committed to achieving LEED Silver certification or better. GMP support operations will include a cGMP warehouse with cold storage, QC raw materials sampling, and QC analytical and microbiological labs. The building shell and core (S&C) will be delivered with MEP systems sized for a 60% lab and 40% office facility, plus back up power and other standard lab building provisions.

The office space fit-out will be a modern agile/open workspace designed with innovation and collaborative areas. Recently completed and current workspace projects at other Vertex facilities will have a strong influence on the form, fit and function of the facility.

The project is on target to achieve LEED Platinum.
