Owner’s Representative for a state-of-the-art facility.

Hereva was hired as Owner’s Representative to manage the programming, engineering, design and construction of this 200,000 sq. ft. state-of-the-art drug substance processing and cGMP manufacturing facility. The site in Norwood, MA provided collaboration and amenity spaces for staff, as well as open offices for over 200 people. The facility won ISPE’s prestigious Facility of the Future Award.

About the project

Moderna Therapeutics, founded in 2011, has experienced unprecedented growth in the clinical development of mRNA therapies for numerous diseases and vaccinations. In 2016, the company decided to embark upon its first cGMP manufacturing facility and selected Norwood, MA to be its site. Hereva was consulted during the site selection process and was retained by Moderna as Owner’s Representative to manage the programming, engineering and design of this drug substance processing and cGMP manufacturing facility.

Formerly a Polaroid plant, the 200,000 sq. ft. facility in Norwood houses all clinical manufacturing activities, from raw material production to active pharmaceutical ingredients (APIs), formulation, filling and finish. In addition to the cGMP manufacturing and warehouse areas, the building houses all associated quality and building infrastructure services, approximately 25,000 sq. ft. of collaborative, open plan office and an amenities hub that contains a cafeteria, fitness center, training and conference facilities, and numerous employee recreation and meeting areas.

Hereva worked closely with Moderna to develop a facility that is state-of-the-art and modern in its design, and carefully tied to the community remaining in Cambridge. Key features of the design reflect Moderna’s branding and corporate identity, and high-tech AV systems connect the site to other Moderna sites in Cambridge and beyond. 

The facility was officially opened on July 17, 2018. The project value exceeds $100M and was designed to achieve LEED Gold Certification.
