About the project

Rapid growth meant big changes for Codiak. Their successful clinical trials meant moving from R&D into cGMP manufacturing and commercialization. 

Codiak was looking for a new leased space of around 10,000sf to 12,000sf to house their clinical scale manufacturing operation when they hired Hereva to provide project delivery services during site selection, planning through modifications, and into relocation and support during operational start-up.

Hereva provided a wide range of services including reviewing early stage understanding of project needs, attending potential site location visits, performing scope validation/generation, schedule, high-level budget compilation services and real-time cost management during project delivery. We worked with their internal team, assisting with approval and procurement of external services as needed.

 We oversaw and coordinated design, construction and delivery in conjunction with other members of the Codiak team. We also assisted with Codiak’s coordination of the CQV process and operational startup of the space.

Codiak decided to create two distinct spaces with their new headquarters and research labs in Cambridge and a new GMP manufacturing facility in Lexington, and we provided Project Management for the fit-outs in both locations. Our team needed to assess not only current needs but allow for the long-term growth needs of both facilities.

Although separate, the two projects need to be cohesive. It is important that they each provide a functional and inspiring work environment in order to fully support Codiak’s vision, mission, and core values while offering the amenities and social spaces so important in attracting and retaining the top caliber workforce they require.

The Cambridge Headquarters project includes offices, research and development (R&D) laboratories including a Hot Lab for radiopharmaceuticals, as well as an ACF.

The Lexington project will be a state-of-the-art cGMP manufacturing facility. In keeping with the goal of forward-thinking flexibility, this cGMP project incorporates an innovative modular design with premanufactured pods. These pods connect to the base building via an umbilical type connection allowing not only movement within the building, but also easily accommodating future expansion as our client’s needs change. 

Both projects are on schedule to complete mid to late 2020.
